While we at Grey & Co. appreciate that every property owner wants to achieve the best price they can for their property, we will never over value your home in order to gain your instructions, we will always say what we believe which unfortunately is not always what you want to hear. Wrong advice is worth less than nothing.

If your property is over valued by an agent, you may well rely on that information in calculating how much you can afford when buying your next property, it may even affect the area which you choose. We often hear of situations where someone has found a property, has submitted an acceptable offer on it, and has even had a survey carried out only to discover that the property they are selling is worth far less than they had been informed. This not only meant that they couldn’t afford the property that they had set their hearts on, and had to endure the embarrassment of withdrawing from the sale, but it also meant that they that they had incurred costs often in excess of £1,000 for nothing, all because an estate agent lied to get their business.

If you have been conned in this way, it will also mean that you will not be able to maintain any time calculations you have made. It is also a fact, that a property goes stale when on the market for too long, especially if a for sale board has been erected. Potential purchasers will see your property advertised week in week out and will automatically assume that there is something wrong with it.
