When you decide to let your property, employing a good agent to handle the letting for you can make all the difference. You can trust Grey & Co to protect your interests by dealing responsibly with the procedures involved in finding the right tenant and the subsequent management of your property.
The secret of successful letting depends in no small way to the quality of the tenant. We fully reference every tenant with a national referencing agency and gain acceptance as to their suitability before recommending them to you as a tenant. Our diligence in this respect has earned our reputation as a ‘quality’ letting agency. We do not accept housing benefit applications.
Letting Only Service
a ) Prepare particulars of the property for immediate circulation to applicants and advertise in local and national newspapers, as necessary.
b) Apply for and obtain relevant personal and financial references in connection with each tenant party to the agreement and Guarantor if applicable.
c) Prepare all necessary Tenancy Agreements and relevant notices and co-ordinate the signing of the same.
d) Collect one months rent in advance together with a deposit, in respect, of dilapidations and non performance of the tenant’s obligations.
e) Arrange for the preparation of an Inventory of fixtures and fittings, if required (subject to additional charges).
f) Erect a “To Let” marketing board and a “Let By” marketing board when let.
Letting and Rent Collection Service:
(In addition to providing the services listed under our Lettings Only Service above, we will undertake to:)
a) Make arrangements for the demand of the monthly rent due in respect of the property.
b) Upon receipt, pay the same over to you or your nominated Bank or building Society account.
c) Prepare monthly statements.
d) Allowing time for cheque clearance, we will normally account to you ten working days from the rent received date.
Full Management Service
(In addition to the Lettings Service, we will also:)
a) Arrange and co-ordinate the tenants occupation and vacation of the premises.
b) We will provide property visits whilst the tenant(s) are in occupation.
c) Advise ingoing tenant of the procedure for registering the appropriate services into the tenant’s name for supply during the tenancy period.
d) Arrange for appropriate tradesmen to effect necessary repairs to a maximum cost of £200.00 for repairs in excess of this amount, we will obtain your approval first except in cases of emergency.
